Face \u00e0 celle-ci, le bouwmeester ma\u00eetre architecte et son \u00e9quipe ne souhaitent pas rester sur la touche mais d\u00e9sirent au contraire cr\u00e9er de nouvelles opportunit\u00e9s de collaboration avec le secteur de l\u2019immobilier. Nous vous proposons donc de saisir l\u2019occasion de participer (peut-\u00eatre pour la premi\u00e8re fois) \u00e0 un projet de taille dans le Quartier Nord.<\/strong><\/span><\/span><\/p>\n<p>Au centre du Quartier Nord, les tours du WTC I et II. Befimmo, propri\u00e9taire du site, y pr\u00e9voit le r\u00e9am\u00e9nagement des 110 000 m\u00b2 disponibles, et ce avec des bureaux, du logement, un h\u00f4tel et des espaces de conf\u00e9rences et des espaces commerciaux. L\u2019ambition du propri\u00e9taire est donc, via ce projet, de dynamiser le Quartier Nord, tant d\u2019un point de vue brassage urbain avec des habitants et d\u2019autres usagers, mais \u00e9galement en cr\u00e9ant une meilleure relation entre le b\u00e2timent avec l\u2019espace public.<\/p>\n<p>Ce projet ne d\u00e9marre pas d\u2019une page blanche: Befimmo a sond\u00e9 quelques bureaux en vue d\u2019un sch\u00e9ma directeur pour lequel Jaspers &amp; Eyers a \u00e9t\u00e9 d\u00e9sign\u00e9 pour son \u00e9laboration. Befimmo souhaite \u00e0 pr\u00e9sent, en collaboration avec le bouwmeester, rechercher un architecte compl\u00e9mentaire pour d\u00e9velopper plus en avant et adapter ce sch\u00e9ma directeur de mani\u00e8re conjointe, en prenant bien en compte le besoin\u00a0de maximaliser la qualit\u00e9 spatiale, tant pour le projet en lui-m\u00eame que pour son impact sur le Quartier Nord et ses environs. La conception de ce projet se d\u00e9roulera \u00e0 un rythme soutenu, la date limite de la demande de permis \u00e9tant pr\u00e9vue pour la fin mars 2018. Les autorit\u00e9s administratives concern\u00e9es ainsi que la chambre de qualit\u00e9 accompagneront le processus de\u00a0demande de permis.<\/p>\n<p>Un projet situ\u00e9 dans le Quartier Nord soul\u00e8ve \u00e9videmment des questions importantes sur le d\u00e9veloppement urbain de Bruxelles. Des questions telles que le changement dans l\u2019approche des projets immobiliers de grande envergure, l\u2019urbanit\u00e9 et la mixit\u00e9, la conservation vs le remplacement, l\u2019importance de l\u2019architecture fonctionnaliste ou postmoderniste, etc. Ce sont l\u00e0 des th\u00e9matiques qui ont encore besoin d\u2019\u00eatre \u00e9tay\u00e9es et sur lesquelles le bouwmeester investira de diverses mani\u00e8res, dans les mois \u00e0 venir, afin de contribuer \u00e0 l\u2019action et \u00e0 la r\u00e9flexion.<\/p>\n<p><strong>HONORAIRES<\/strong><br \/>\nLes honoraires pour les architectes ont \u00e9t\u00e9 fix\u00e9 \u00e0 4.75% HTVA pour la totalit\u00e9 du march\u00e9. L&#8217;architecte associ\u00e9 recevra 20% de ces honoraires. Als bouwmeester ma\u00eetre architecte willen we niet aan de zijlijn staan, maar nieuwe samenwerkingsverbanden met de real estate sector doen ontstaan. Grijp je als architect de kans om (misschien voor het eerst) mee aan de slag te gaan in een z\u00e9\u00e9r groot vastgoedproject in de Noordwijk?<\/strong><\/span><\/span><\/p>\n<p>Midden in de Noordwijk komen de torens WTC I en II leeg te staan. Befimmo is eigenaar van deze site en plant een herontwikkelingsproject van ca. 110.000 m\u00b2 met kantoren, woningen, een hotel en conferentie- en winkelruimtes. De ambitie van Befimmo is om met dit project een nieuwe dynamiek in de Noordwijk te ontwikkelen, zowel qua stedelijke menging met wonen en andere gebruikers als ten goede van een betere relatie met de openbare ruimte.<\/p>\n<p>Het project voor deze site vertrekt niet van een wit blad. Eerder heeft Befimmo na een verkenningsronde een richtplan opgemaakt en is Jaspers &amp; Eyers aangesteld om het project uit te werken. Nu zoekt Befimmo in samenwerking met de bouwmeester een bijkomend architect om het richtplan verder gezamenlijk te ontwikkelen en aan te passen waar nodig met het oog op maximale ruimtelijke kwaliteit, zowel voor het project zelf als inzake de impact op de Noordwijk. De uitwerking van het project door de architecten zal aan bijzonder hoog tempo lopen gezien de deadline voor de vergunningsaanvraag voorzien is eind maart 2018. De betrokken overheidsdiensten en de kwaliteitskamer zullen dit begeleiden in het kader van de vergunningsaanvraag.<\/p>\n<p>In deze opdracht in de Noordwijk komen belangrijke vragen over actuele stadsontwikkeling in Brussel bijeen: verandering in de aanpak van grootschalige vastgoedontwikkeling, stedelijkheid en mixiteit, hergebruik versus vervanging, de waarde van laat-modernistische of postmoderne architectuur. Het zijn thema\u2019s die nog niet geconsolideerd zijn en waarop de bouwmeester de komende maanden op diverse manieren zal inzetten om bij te dragen aan actie en reflectie.<\/p>\n<p><strong>ERELOON<\/strong><br \/>\nDe erelonen architectuur waren reeds vastgelegd op 4,75% excl. BTW voor de volledige opdracht.
